Turnkey design-build approach speeds up site redevelopment

The redeveloper of a 21-acre site in central New Jersey tasked GWG with a fast-tracked conversion of under-utilized Class B office space into two multi-unit warehouses to better meet regional market demand.

Design-build specialists at G William Group are deploying quick turnaround construction methods and an integrated approach to deliver the redeveloped site to property owner Development Management Services within 12 months. 

Site plans call for the demolition of four existing small buildings and the new construction of twin warehouses, each approximately 42,000 square feet. The use of onsite tilt wall concrete and steel beam construction methods shorten the time for completion while maintaining structural integrity and jobsite safety. 

GWG provides the property developer with full turnkey construction management services, including facilitating building permits and all stringent environmental testing requirements. The team also addresses all interior design, inspection and safety issues for current and future tenants. 

GWG’s focus on value engineering aligns with the property owner’s vision for improving undervalued real estate properties. The redeveloped site will bring much needed storage and warehouse facilities to the area and drive an increase in the overall property valuation, allowing the owner to recoup its investment.
