Our service provides Property Condition Assessment (PCA) reports on commercial properties of all sizes and types.  Our PCA includes a thorough examination and written report and is designed to follow the American Society for Testing and Materials (ASTM) guidelines set forth in ASTM E2018, the authors of which have trained our staff.

We include detailed document reviews, personnel interviews, and probable costs to remedy physical deficiencies.

What is a PCA?

A PCA is a specific kind of due diligence, pre-purchase, pre-lease, or post-lease inspection, performed for any party involved in a real estate transaction.  A PCA is performed by one of our highly trained commercial building experts, and documents a property’s current conditions with detailed descriptions, numerous photos, evidence, and estimates.

One of the most important aspects that most competing building inspectors do not consider is if the building is suitable for the new owner’s operation. This can lead to very expensive modifications and embarrassment, if not legal ramifications to the broker, I.e. inadequate electrical and sprinklers.
